All landlords are responsible for the safety of their tenants and legally obliged, under the Gas Safety (Installation and Use) Regulations 1998, to ensure that all gas appliances, fittings, and chimneys/flues provided are safe. All gas appliances must be serviced in accordance with the manufacturer’s instruction and Gas Safety Checks must be carried out annually on each appliance and flue to ensure these are safe to use. These must be checked by a Gas Safe registered engineer.
It is important to ensure these checks and tests are carried out as unsafe gas appliances can produce carbon monoxide (CO) and put you at risk of CO poisoning. Through attending properties and checking appliances on an annual basis we can ensure that appliances are safe to operate and that these are running in the most efficient way.
Carbon monoxide is a poisonous gas that has no smell or taste. Breathing it in can make you unwell, and it can kill if you’re exposed to high levels. Household appliances, such as gas fires, boilers, central heating systems, water heaters, cookers and open fires which use gas, oil, coal and wood may be possible sources of carbon monoxide gas.

A variety of procedures are implemented, dependant on each client, to ensure we are able to access all properties in order to complete the required checks on an annual basis. Our servicing programmes vary from 9 to 12 month cycles, ensuring that we are given enough time to complete these before the due date in the event if any access issues.
